Stafford Property Development Plan. Fauquier County, Virginia.
The 200 acre site contains beautiful vistas, significant changes in elevation, wetlands, a stream and associated tributaries, wooded areas, a Dominion Power utility line, and an educational farmstead. The site’s natural land bays provide opportunities to create distinct areas that would support co-development of County government operations/maintenance facilities, recreational activities, and educational facilities. The property is bordered to the west by the County Landfill and Lord Fairfax Community College; master plans for both facilities were recently prepared and needed to be considered during our planning efforts. It was critical to the success of the planning effort that the Stafford Property Development Plan be prepared in close coordination with the goals and objectives of its neighbors and the surrounding community.

Project Highlights
Civil/Land Development
Site investigations, preliminary grading and utility infrastructure analyses were performed. Coordination with the Landfill master plan also occurred. Cost estimates associated with the development alternatives were prepared as well.
Planning
Site investigations were performed and, county staff were interviewed to develop programming criteria. A land planning/conceptual design of development alternatives for the site was also developed and the results were presented to the county and general public in informational meetings.
Mapping/GIS/Surveying
Services included aerial surveys and base mapping of the property.
Geotechnical
Services included the evaluation of available geographic data, and performing geo-probes at select locations on the site.
Environmental
Preliminary site investigations were performed to confirm wetland/stream and forest stand delineations constraints and evaluate their impact on the development alternatives.
